15 years ago we spent 2 years in 2003-2004 in this unit. We lived through 4 major hurricanes of 2004 and yet we did not lose power. It is a safe and very sturdy building. Can survive the strongest hurricane.
After many years of being a rental, the unit was in very bad shape, the market was very slow. Even a very attractive price was not helping. In our area, the buyers of condos are practically always out of the area, and the prospect of doing substantial repair work turns people away.
So, we spoke to the owner and decided to remodel the unit. And here is how it looks today. There is no point in showing the photos of before, it has all been changed, the layout of the unit is very different. Of course, no matter what you do to a 1963 building, you can’t change the ceiling heights, you can put washer and dryer in the unit, and not use the one on each floor. But pretty much everything else has been changed.
It is a relatively small 2 bedr/2 baths condo with 1,152 sf. A condo like this on the ocean would sell for $350K-$375. Prices on the river are at least $100K lower. But for those who like the river, it is an ideal place.
It has a boat dock, its own boat launch, place to have kayaks, boat and trailer parking… And this is the only condo on the river that has it all, and for pennies compared to other condos with marinas. Boat slips are $50 a month for the maximum length of boat 27′. Boat parking is $35 a month. Association dues for this unit $391 a month.
Pendleton Club does not have a gym, but they have a doorman from 8 AM until 9:30 PM.
